@Chris Sparrow I am not currently using a manager for my property, but I would probably hire Platinum Properties and Kelli Wier as I expand as I have had numerous fruitful conversations with her and she seems to be diligent and match my expectations based on others that I work with.

@Alexander Felice, I am confused, if you put the remodel on your ALTA, where does that money go? You pay the purchase price to the seller, but what do you do with the remodel funds?  Any tips to approach my lender on this?

@Greg H., your post above says, "Hud offers no preference to cash vs financing in the owner occupant period."  Is it different during the investor bid period?

@Dave Foster, wow that sounds interesting.  I am hesitant about owner financing after reading about the 2 year foreclosure process in NJ. I don't know that I would want to carry the risk.  I will have to see how this all begins to shake out when I proceed.  The idea you share is one that I will keep in my mind. @jaggo viitkin did you ever decide to pursue the seller financing in NJ?  I have a house in Parsippany Troy-Hills that I am considering selling.  Ideally I'd do a 1031, but was considering the idea of seller financing. That is until I read this thread about the 2 year timeline and @Stephen Chatto response.

@Joshua B.....haha, like your re-invented BRRRR. I too was shocked to read the article and then come to the part about him being a BP member, though as @Christopher Giannino suggests, I guess they are everywhere.

Yes, @Bill Wild that article on the scam Airbnb business was an eye opener and most shocking was to read of a Bigger Pickets member as the lead of such a unscrupulous affair. It made me really take note.  Not only taking people's hard earned money, but ruining the victim's online credibility within the platform through retaliatory reviews.

I love Tenant Cloud. But I only have one house on it at this point. I used it to create the ad, application, and screen tenants. I pay the $9 per month so I can restrict rent payment to ACH. If you don't mind credit card payments, you can use the software for free.  I have input all outside bills and am interested to see how this will perform during tax season, but from what I understand I'll just print out a report to bring to my accountant. Similar to what I receive from other houses with property managers.  My tenant reports that he likes it as well. I have all documents that are pertinent to him uploaded so both of us have access.  I did not try other software when choosing as I was set on only accepting ACH payment.  Cozy did not have that option at the time, I don't know about now.
