@sam Bradford. Most likely I will rehab and sell it but if the numbers are right for me to rent then I'll rent it. I'm not really sure yet I am when I get into the house then I can really weigh my options then. Also my real estate agent told me on yesterday that the houses there to rent they don't all just sale.

hello BiggerPockets. I have found a great house in my market. I just spoke with my mortgage broker earlier today and he told me since I am 1099 wage earner that it is going to be hard for me to get any type of loan for my first property. Granted I make 50K Plus in salary, but after my expenses are taken away I'm only making 13 a year in salary and 1000 and some change a month. He said that my income is not high enough to get any type of house. Also he said that I will have to work much harder with the current job that I have now 2 offset my expenses and generate more income a month. He's told me that I could go about it with a cosigner that makes a decent amount per month maybe around 30k a year at least and that would put me at the 35000 year to get the house. So I need help bigger pockets is there any other way that I can get into this house with me being 1099? Or do I need to change jobs with a W2 W-4 tax bracket? Any kind of advice or if you've been in this situation I know somebody that's been in this situation would help me greatly. Thanks.

@denise Evans I live in helena and want to learn more about the tax properties in Alabama. It is confusing. Is there anyway that you could help me out on this? Learning step by step.

Post: BRRRR strategy on a FHA 203K SFH?

I would also like to know more about how to go about having a 1st mortgage and using the brrrr strategy on a sfh. The sfh I'm looking at is a hud home and fairly cheap compared to the Market. Is this something that could be done with an fha loan, 203k or etc.? What would be the best loan or option, seeing as the property was taken care of? How would a newbie investor go about his 1st house?

I have a tax property house that is priced at $3,000 right now and I believe the arv of that neighborhood is around 20 grand. The house is already been receiving improvements can't tell whether it's a 3/1 , 4/1. It's in a bad neighborhood,  respectfully. But would this be a steal?

Hey BP fam. Im looking for a commercial building, a warehouse to be specific in downtown Birmingham al. Have someone who is looking to lease preferably. With high ceiling, at least 20 ft. He is looking to expand his athletic training business. Also something that can hold a full basketball court. He is looking to get it ASAP. Hello friends.  I have a friend of mine that is looking for a commercial, warehouse building to expand his athletic training. He wants a location in the Birmingham area. My question is if the cellar of the building is not an investor how would I get paid off and lease option sale?
