Where is that? What area(s) does that encompass?

That's what I fugred. I hear good things about Alpharetta in the coming years, and Cobb county as well. I'm trying to figure out what would be my best bet to go with for my first marketing campaign.

Is it that there aren't any, that all the good ones have been farmed, or that just that many people aren't using that as an avenue to find them?

Doubt there is a deal there, but it's good practice anyway. I am waiting on ARV now, so I can run the numvers, but the way the number dropped when I asked if they could go lower and the fact it's still available... I just want to see what's wrong with it.

If I go forward with it I'm going to try wholesaling it to a buy n holder... I didn't mean to do anything as far as title search yet, just saying just in case I go forward I'll know the next step. Going to look at it in the am so I'll know more.

What all do I need to know? I have a investor friendly real estate agent running comps, already talked them down a few thousand... What's next? Finding out whether liens or anything is attached to it?

Ugh... Trying to decide which direction to go first. Maybe I should wait until after the holidays.

Do they send the post cards out according to the list ordered from them, and what should my post card info say?
