Nathan. I think that the best thing someone young like yourself can do is rent locally here in CA and then invest their money in out of state rentals. This is what I do and I'd love to help in any way that I can

I'd recommend checking out home advisor. You can find some great contractors there with some great reviews.

You need to check the zimas. You can just look this up online to check the zoning for the property. This will show you if residential buildings are allowed there and if you can convert. Then if it is allowed you can reach out to the city and ask them personally about your property. You can either walk to their office or give them a call.

This is crazy. You can pay someone on craigslist $200 to remove trash for a whole week. This doesn't make sense and you should never have to pay that much to exchange a tenant.
