20% cash on cash should be your goal if you're adding value. if it's a turn key then 15%

Yes. Reach out to many HMLs and let them know what you are trying to do and that you would like to pre-qualify with them.

If they have lied they you are due your earnest monies back no matter what. Just have to prove that they have lied.
