I have not. I have seen companies who are similar and they cannot be trusted. Find good deals and network with people on this site.

Welcome back to REI.

If you are going to be in a JV but not contribute funds, then you're going to have to find the deal, analyze the deal, and have the team in place to complete the project. I do JV's every week and they turn out great. But you're either going to have to contribute funds or do the work. Good luck!

Find: Make connections with realtors, loopnet.com, cold calling property owners, direct mail.

Analyze: BP has a tool to analyze these deals, you can find other investors to bring onto your projects who can help you analyze. Look online for these types of tools.

Welcome to BP Ketan. Houston is a great market and I'm sure you can find some deals there. It might be a struggle right now because that market is so hot but hopefully it begins to cool down!
