I would like to better understand the cost associated with running STR in Oahu. I am exploring Ko'olina and Turtle bay areas. Can you please shares insights on the cost structures with respect to the various taxes levied and cost to run (cleaning, handyman, utilities etc). I would like to get a fairly accurate figures for my model

Hi there,
I plan to purchase a short-term rental in Hawaii. Per my research, Kauai seems to be a good place to invest compared to the other island, would love to get your feedback. I am looking for a place with high occupancy rates that can yield a good return on cash invested, ideally around 25% or up. If you have experience with Kauai, i would love to get your feedback on specific zipcode/neighborhood to invest as well. Per the research i did, the only area that will allow short-term rental is kapaa, princeville and poipu?
Another insights i am looking for is also the most optimized property size, is it 2 bed/1-2 bath or should i go bigger with 3 beds/2-3 bath? I would like to stay away from condo given the HOA fee that will continue to climb

Very encouraging outlook on Kauai. What is your take on the most optimized property type to invest as a short-term rental in Kauai. is it 2 bed/1 bath, 3 bed/2 bath. Also any advice on specific location to look for and to avoid? thanks and good luck with the endeavor

Hi folks,
I am thinking about buying an investment property in dublin/pleasanton. ideally, i would like a good school district but local friends have told me that location near BART station has been popular even though school district especially elementary school is not that good. my question is how has the rental market been since covid hit. a friend is able to rent out her 4 bdr SFH in a new development for $4500, i wonder if there's more room to grow on rental income. any insights are appreciated

How important is school district compared to other factors when evaluating rental properties? Bad school district in convenient location for commute and errands for example?
I am hoping good school district will attract good tenant pool but it tends to be pricier

I am looking into buying a rental property in Bay Area trivialley regions (Dublin, Pleasanton, Livermore)
Does anybody know the the typical tenant profile there? I am trying to figure out the important attributes to look for such as school district, proximity to freeway etc
