@Evan Polaski thanks for your perspective. What’s your perspective on forced appreciation for long distance investor?  Any advice on how to build the trusted contractor partners on the ground 2000 miles away?

@Lucia Rushton how is Dallas weathering covid?  Should I wait for the property price to drop there? The property tax is ginormous which eat into the cash flow. My friend told me her property there has appreciated 30% over the last 6 years. Hoping to be able to get such a nice appreciation. During this crazy time, I worry about not being able to find tenant at current time

@Jon Schwartz pardon my newbie ness, how is the 1% or 2% cash on cash calculated. What do you think of investing in san Gabriel valley. I used to live there 20 years ago and my husband’s family still live there

All the cities listed here nowhere meet the 2% rule, most are around 0.7%

Does the 2% market still exist?

My goal is to maximize cash flow and also would be nice to get decent appreciation. I am interested in Cities in Texas and Florida where job and/or population are growing

How should I think about this? How do I make it work in Dallas/Houston/Orlando/Tampa. I reside in CA so I don’t know the cities that much

Does anybody has experience with ABODU that build prefab ADU in San Jose?

What's the pro and con going with prefab? My concern is I have a craftsman style house, what if the ADU design is not in harmony with the main property

Is going custom will drive up the cost significantly? ABODU starting price is $199k

I plan to rent out the ADU for rental income. I am also curious what kind of tenants does it typically attract? I live in west San Jose where the dwellers are primarily family with kids or empty nesters. It's easy access to 85 and 280 and conveniently located near target, sprouts, And TJ

Hi there, my husband and I are starting out with real estate investment. We live in Northern California and are overwhelmed with where to begin

Ideally we want to invest for cash flow and appreciation but with the crazy housing price here our option is limited. I am not yet comfortable investing out of state. We are open to try out Sacramento which is about 150 miles away or Southern California since we are familiar with the area.

Any advice? I am open to connect with realtors on this forum if there’s any specializing in the second or third properties for the buyers
