The tenant can say to the judge: "See, the landlord did not want it forwarded because the landlord did not want me to know that I owe the money"

I am sorry, I am still confused. Do you tell the USPS not to forward it?  You just say: I want it certified with the signature returned to me but I dont want it forwarded?

What do you mean "No not forward?
I dont think it depends on a sender?
I just go to the USPS office and send it certified with a signature request.
And then if there is a forwarding address on file with the USPS then the USPS forwards it without notifying me...
Am I doing it wrong?

Did you guys figure out which forms to fill out for the New Corporate Transparency Act (Fincen)?

I went onto the Fincen website and there are a bunch of forms...

So I cant figure out which form to fill out

We have a few LLCs that hold rentals...

So I am a bit lost...

The attorney is charging 250$ per one LLC to fill out that fincen form.

Could of LLCs I will do through the attorney but the rest I will try to do myself.

Because I cant afford to do it for each LLC through the attorney...

So if any of you already did it, will you please let me know how you guys did it?

It sounds like you may be familiar with them, as you did what’s expected by the letter of the law. You are looking for a practical advice now to CYA.

You fear you mean need some evidence of your timely and correct actions, and that’s a reasonable concern: I’d take a photo of the envelope to make sure it shows the address and the post office stamp. I’d then write “No longer at this address” in pen on the front of the envelope, and take another pic of the envelope at that point. I’d then deposit the, still sealed, envelope into a USPS mailbox. (You can take a pic with the door open and the envelope about to be put in/even make a video of it - either of this is an overkill, in my opinion. But why limit yourself at this point?) Be sure to save the pics where you won’t forget.

If you’d still want to go above and beyond this: If you have email or cell number for the tenant, write out what was in the letter and attach the pics.

I’m not a lawyer, but think you should be well covered.

Do you know how much would you say are attorneys cost for 5-6 mln deals?
and the insurance also?

Mary Jay  not sure why this is important these are very incidental costs given the total cost of the project ????

 Because I've never bought a commercial real estate before so I was just trying to learn. Dont want to end up in a situation where we have 6 mln and cant close the deal because we forgot to account for a one more million for  closing costs... 

But it sounds like the amount of money that is needed for closing is not that much...


OK  if your getting a big loan then you could have 1% to 2% closing costs  but not 1 million.
