I would reach out to Clay Lehman at Resolute in Ocala. He is on BP a lot, offering advice to other investors. He is a realtor, property manager, local investor and CPA. Also at RPM-FL dot com

I don't have an interest in this, not a realtor but agree with @Harrison Chow. I live in Ocala, FL, an area with explosive growth. Hard to find a cash flowing deal here now with the increase in pricing. If you want to know more about the market here, I'd talk to Clay Lehman at Resolute Property Management in Ocala who will give you an honest assessment. I had planned to buy more property in Ocala, but at least for now, am instead buying in the Columbus OH suburbs (where I grew up and also have a rental property) due to the stable economy and higher paying professional jobs. I bought another Columbus area property last month, within a 30 min drive of the new Intel plant under construction outside Columbus (Google that, it is leading to lots of growth). I was born in Canton and know Akron and assume you are cash flowing on that, but Akron isn't really growing and don't imagine it will appreciate IMO. If you want both appreciation and cash flow, I'd take a look at the suburbs of Columbus. Good luck.

Have you checked out MCREIA.net? Marion County Real Estate Investors Assoc. They have meetings as well as virtual/Zoom sub-groups and discussions. A good number of their members are here on BP too.

What @Chris Adams said is spot on about the growth, new employers in town and ideal location. Also, we are inland and less exposed to hurricanes, sea level rise, the new flood insurance premium increases, and other "coastal and south Florida" issues. To your point @Michelle Reid , I do worry about over saturation, having been here during the 2003-2007 housing construction boom (and 2008 bust where prices crashed hard). A realtor friend of mine had clients flying in and buying $250K houses for $50K each in the years following the crash. But everyone says the boom today is nothing like last time. I think Clay touches on this issue in a cautious way in his post (the link is above). But I'd like to hear more of what Clay has to say about the likelihood of over building new construction, and if he sees a glut of rentals coming at some point.

Not sure if he is still taking on new clients but you can't go wrong with Clay Lehman at Resolute Property Management. I know he has another large complex under his wings also.

As Ashish mentions, I thought others on BP had mentioned getting around the "passive" rule by paying yourself a property management fee from your LLC, which could then be considered self-employment income ("earned income"). Maybe search for that info and talk to those who do this.

If you do a search you will see one of the most frequently recommended PM's/realtors for Ocala is Clay Lehman at Resolute Property Management/RE who has an office on Fort King St in Ocala.  He is a local guy, also a CPA, very knowledgeable, tells it to you straight. Also is on BP here so you can DM him.
