It does sound like  a plan, I don't see it lasting forever..not to be a downer, but in Pecos the same thing was going on....people renting rvs every where, and then the bigger guys started to move in and put up whole man camps. There are a few hotels being put up.

It takes a certain person to live 8 to a trailer most I would think stay for a couple of months until they find something better...you know single guys with money...what do they want??

And the boom is slowing...at least in the Pecos area..

I really like how the little windows on this pic I found, at the top look!...If I had more in the budget I think I would have this done too! I was looking for more idea of white cabinets with black countertops.

The cabinets were painted, and going to add new hardware.

Here are the latest from the kitchen...

LOL and you can see the ceiling fans in the background...I got those because of the shatterproof bowl!

I live in Livingston. And so far my investing has been in Texas (Wichita Falls Area). I am in the middle of a rehab there, and I am learning so much!

I started by listening to the podcasts, reading reading reading, and then just went for it! Most of my time is spent looking at craigs list, the various MLSs (for sale, pending, solds) and really trying to notice houses when Im driving around.

Biggest thing is learning about the area you want to focus on, My first requirement is decent schools, learning what their boundaries are, and where other large businesses are.

I love virtually taking walks through the neighborhood with Google Maps, I subscribe to the Wichita Falls online paper, they list Matter of Record like deed recordings with the price paid or what's owed if its a repo, just one more piece to ponder in the puzzle.

Also im googling owners names, and I do find out more than I had planned..

I do feel like a stalker sometimes..lol

And It is NOT to late!!!   like some friends I have say "Its Party Heat in here! BYOB!!!!

The California Central Valley is Huge! There is a Sacramento Forum, a Stockton and  then a Fresno Forum .

There is about a 2-3 hr drive on Highway 99 From Stockton to Fresno (it runs north and south).

Roughly between the two directly on 99 are the following,  Modesto (Pop 200+) Turlock Pop (70+) Livingston (Pop 13+) Atwater (Pop 28+) Merced (Pop 81+). And many smaller towns east and west,  the Mountains would be the border.

Vastly different demographics, industries and price points than the Bay Area/San Jose.

I am biased because I am in the middle of all this, lol. I think there is enough in this "drive through area" of California to warrant its own forum.

Just my thoughts for the day!!

Disclosure this is a listing of a friend of the family's brother...she shared it as a facebook post.

86 photos in this listing though! Although half of them are upside down, Im thinking of sending a note to the agent.

It also seems like it was listed before and new pics were merged with the old ones....I know if it were my house I'd want it fixed!

But back to the photos question... How much is too much?

It could cause click fatigue!

Refinshed tub and new vanity. Tiled walls and painted! Was going to replace the floor, but it is in good condition, and with the matching tile strip I think it works.

Its so hard to not get carried away with fixtures on a rental.
