I would venture to guess that in Mt View you are going to get every penny you put into our flip back out.  Use the highest quality finishes you can afford.  Carpet on stairs is a disaster and very hard to keep clean, go with hardwood.  Home Depot has the unfinished white oak for under $30 a piece.   You can finish them in whatever color matches the rest of the flooring.  MDF for the risers and side pieces (not sure what those are called).  I would never do anything else on stairs.  Depot has unfinished rails too, so you can stain those to match.  Again about $30 a pop.  Good Luck!

I am in the same boat you are. No immediate plans to leave my full time job, but needed to get my license so I could learn all the in's and out's and be in control of my investments. I found the perfect fit at HomeSmart, Not sure if there is a branch near you, they are in McAllen and Arlington so far. They low low desk fees, fantastic web based tools, tech support and mentoring, along with optional training every Wednesday. If HS isn't in your area, just Google to find similar fee based brokerages. I take my MLS courses in a couple weeks, then should be in great shape to start looking for my next property. Good luck!

Maybe keep the bases and have them refaced?  I haven't tried it before, but have been thinking about checking into it.  If the layout is good, and the cabinets are solid hardwood, it seems a shame to replace them.

Is the attorney you asked a Real Estate attorney?  I would have to trust his advise.

I just passed my WA State test last week after using Rockwell.  Their program has about 50% that you read, and the other 50% is an animated man/women explaining things, which helped with certain sections, especially the math.  Good Luck!

Law in WA state requires a GC, so technically, I have one on the books.  He handles all permits, and structural changes.  I can also use him as back up should the need arise.  I PM the projects, keeping everyone on a time line, arranging subs, and I pay them directly.  I work a full time day job, and spend weekends and evenings working on the current project.  I have not yet built up the nest egg required to buy houses cash, which is my goal, so pinching pennies where I can until that day arrives.  PLUS it is fun and beats the gym any day.

I did wet it before scraping.  4-6 hrs with 2 people.  Add another 2-4 hrs to patch and sand.  Like I said, time consuming but not difficult.  Would do it again, but wouldn't look forward to it :)  Much better than hacking black berry bushes though!

I scraped about 1500 sq feet on my last flip.  Messy, time consuming, but not difficult.  A friend posted this on Facebook.  Will give it a try on the next project.  https://www.facebook.com/erin.gourley/videos/10106...
