She is a good friend of mine, so I am baffled. I also am listing my own home in a neighborhood that home sell same day as soon as this one sells, AND buying 2 more houses to replace these 2. She is sacrificing a lot by doing this.

Who represents me in the negotiations now that she is stepping down? Here is her email to me:
"I need to start this email by letting you know I have secured an offer on the Calhoun home.
The buyers have requested I represent them due to the offer and their requirements.
If this offer is accepted or countered, I am willing to step down as the listing agent for this transaction and become the buyer's agent.
I need to disclose this prior to any negotiations."
The presented offer is $41,500 below the asking price. Obviously I need to counter, but the listing agent knows the financials behind this flip, but she also set the sell price, provided comps and insisted we could get that price.
Any insight before I respond would be greatly appreciated!

I recently purchased a home with a failed septic. I had a septic design firm come out for $250 and assess the situation and estimate the replacement costs, then used their documentation to negotiate a lower sales price. Septic replacement starts tomorrow.

I would suggest finding a property close by, and one that doesn't need major renovations. Have a good plan in place before closing so that you head start when the property actually starts costing you money. Even with the best contractor, you will need to walk the property often. Email, texts and phone calls do not compare with the results of a face to face discussions. Good luck!

I have a couple doorways I want to enlarge, so need to engage an Architect/Structural Engineer before permitting. Does anyone have someone in Snohomish County preferably, but I will take King County as well. Would like to get this done quickly. Much appreciated!

How much you should purchase the house for is based on the other figures you enter in. In other words, you don't determine the purchase price, the numbers do. If you have negotiated a lower price than what the tool tells you your purchase price is, you can adjust your profit, or add more into your contingency for rehab costs (this is where I tend to apply it). Hope this helps.
