Silly newbie here, how can you tell via tax records whether it is owned outright? My assessor's office only shows who the owner is, not who it is financed through. Sorry; just wondering.

Hi All, I searched this topic and nothing has been posted re: this exact subject, except 3 years ago.
I don't have a kindle, and Amazon has many newly published books that would have more current info in this climate, but I would like a book I can download to my laptop or is the most recommended and current to this current market.

Any suggestions for a step by step process?

I am an investor with no wholesale experience, but super interested in learning, so any suggestions on literature is appreciated.

The articles in the BP archives are good, but not all in one.

Ideas?

Yeah, my gut is saying permit. We can pull them as a homeowner and still go through ALL of the inspections and make sure it is to code.

We dont plan on selling anytime soon.

Hi All,
I have searched for an answer specifically to this question, so if my searching skills are poor, I do apologize.

On my latest SF home, it has an attic area over the porch that has a wonderful space that will be able to add a 15x20 bedroom w/ closet.
I have a great GC, but he has hinted at not getting it permitted. He said that inspectors can be a hassle, etc and will open a "can of worms" with other issues.

My husband and I do not agree. We are holding his home for a rental and think we should pull permits. Our local assessor views bedrooms as not adding value to the assessed price, only sq footage to a home or a bathroom and this space is already included in the current foot print.

But for resale value, if we ever sell it or for appraised and rentability value, we think we should permit it.

What are the pros and cons of it?

Any ideas would be appreciated.

Sherry, it shouldnt be hard to get utilities turned on in another state; ask your realtor that is helping you to find who they are and them just call them. You will be able to tell them you are ther owner of record and they will be HAPPY to bill you, even in another state.
As for turning them on, with a vacant property or any property for that matter, if I was you, I would not turn them on without someone there.
Like with a home inspection, if a pipe is broken or a leak, and from a few states away, you turn them on, it may be an issue.

Just food for thought.

You may be in the market for a good project manager or a maint. person.
