Hey Josh! The Short Term Shop is a pretty good resource for STR knowledge. They have their own podcast as well, and I do recall Avery Carl doing a podcast on the main biggerpockets podcast as well.
I would say that the big difference between the BRRR strategy and going into STRs will be regulations regarding short term rentals. Be sure to research the local regulations in regards to short term rentals. If considering a container home, look into the zoning/permitting required to get a project like that up and running, as the time requirement/monetary costs of that alone will most likely be substantial.

Hey Tracy! Depending on what you are looking to do, a local credit union may be an option for you as you would have a greater probability of being able to develop a true relationship (this is beneficial in terms of securing lines of credits, business or commercial real estate loans etc). In addition, having a real person answer the phone as opposed to a 1800 number is worth something too. The con of this is sometimes local credit unions sometimes don't have as developed technology or mobile app platforms.
The big banks will all be relatively similar in terms of their offerings. I would say to just look out for each bank's minimum balance requirement, as well as the threshold balance requirements before they are able to waive transaction fees on incoming wires, electronic transfers etc.

Quote from @Zane Cress:
I think this is in your favor. Now you have two empty sides and are free to adjust to market rent as you see fit. Take the opportunity to paint both sides and do any work that can boost rent values. Sucks they were dishonest in a way but you are free to do what you want now without having to follow their lease. I prefer to buy things without tenants or at the end of a lease.
Agreed with Zane. As you had mentioned, the costs of hiring a lawyer may outweight any form of benefit you'd get from recourse in this situation. May be able to take this silver lining to find/screen and rent out to top tier tenants at market rent, which will probably benefit your cash flow long term.

This is a great idea. I kind of did this myself except I ended up not refinancing at the end since rates jumped up, but it would've worked out great in principal with the equity that was built over the year!

Hey everyone,
Looking to make connections with investor-friendly RE Agents in the Broward and Palm Beach County areas, as well as property managers, contractors and lenders in the area. Have been in intensive education mode (BP Books, podcasts, as well as analyzing deals), and want to start networking with the local professionals in the area so I have my team / "Core Four" prior to acting on a deal. Goal is to BRRR a single-family home first, and the vision is to expand to multi-family space in the near future.
Looking forward to connecting with everyone!
