@Nick Quarandillo As a sophomore in college myself and having the same thought last semester about dropping out to focus on real estate I instead found a more suitable major for myself. I found one that I understood and enjoyed learning about but also can be used in the REI world along with a good paying job if need be! I currently have two properties (4 units) with a partner. If you want to get into real estate I would start by finding a reliable and suitable partner to invest with. Maybe one that has the funds but no time. As a college student I find myself having some free time after class and after my part time job to do the responsibilities of being a real estate investor. If you have questions or would like to talk about this more, I'd be happy to do so!!

What is the best app to use for tracking finances/important documents on rehabs, rentals and tenants?

@Ray Johnson Thank you for the input! That clarifies things up for myself and hopefully others. I will look into all aspects (or most) aspects of tax liens and definitely get educated before diving in. Much appreciated.

@Bruce Lynn I understand that concept and know that real estate investing, like any other job, requires work for a return. I was merely looking for some advice on tax liens. I understand the buying and selling of properties but don’t fully understand that of tax liens and notes.

Hey all, I am looking for a little advice on purchasing a tax lien. I have a little bit of money to invest but not enough for a fix and flip or rental so I’m looking into tax liens. Where do I go to purchase tax liens and are they good to invest in?

@Richard Lovering I skimmed over probably 50 deals and actually looked into 20-25 of those before I found one worth presenting to a partner.

Hello all! I am looking to send out some direct mail to home owners with hopes of acquiring a deal by doing so, but I’m not sure how to go about wording the letter to the potential seller. Any suggestions on what to include in these letters that make it seem more professional and not effective? Thanks!
