Hey Justin, I would also try and connect with seller finance investors in this market to help you identify if this is a good deal. There are groups on other platforms that specifically target this investment class and they could be ideal resources for you on this deal.

Hey Venkat, I would try and connect with a agent in this specific market. Things change rather quickly when it comes to supply and demand depending on what type of multi-family property you are interested in. 

I would go to the Jacksonville market forum and look at who is active in that area.

Hey @Christopher Morris, market your property as a MTR and then you can verify demand. You do not need to move forward with any interest, but you can get your market and monthly rent rate all while still using your property as a long term rental.

Hey @Brendan Plester, I would use the agent finder tool to look for an agent in this particular market. You will be able to identify an agent who works in this niche and start a conversation to help you accomplish your goal.

Hey Ben, they will look at the projected rental income for your market. Appraising has a subjective element to it which is a down side. Make sure you have a contingency in place when you do your offer, if the appraisal value comes in lower than your purchase price use it to your advantage and try and negotiate down the price with the seller.

Hey @Mike Garofalo, you will have to get creative to find these specific property owners as my guess they would not be spending their time here on the forums. See if you can find any who are hosting meetups. 

If I really wanted to connect with someone investing in this space, I would expect to find them directly and pay for their time.

Hey @Dahtanun Combest, I see many new investors push for the creative finance solution and then realize it takes more work than advertised. 

Be ready to pivot to a different acquisition strategy if you are not seeing success after a few months in your target market.

Other strategies could be traditional financing, raising private money, or hard money to BRRRR the property.

Hey @Mikal Morton, if you can find a multi family property where the numbers cash flow than I would go that route and build your net worth. However, if that does not look as possible after your research, than pivot to your 3 bedroom condo route. 

Either step will get you going in the right direction and building your net worth.

I think it is a solid plan as you get started. Life changes fast in 5 years so be ready to pivot but it is a good strategy.
