This all depends on how hands on you can be in the BRRRR. If you and your partner cannot spend adequate time overseeing the rehab, then consider hiring an independent project manager. It is better to be cautious on your first one than getting burned by a extensive rehab.

I have helped several people in the Phoenix market this year with multi-family properties, I think there are deals to be had in most markets with the right people on your team. 

I have also seen quite a few solid deals in the Kansas City market that balances both appreciation and cash flow.

Hey Michael, the best thing you can do is connect with people who investing in 2-4 unit properties. Look for an agent/lender in your market who work with this asset class and they can provide you plenty of info.

I am in AZ but not sure where your market is. You can use the forum specific location to find these individuals.

Good questions Brett. I think the other aspect to think through beside the cash flow is what is the opportunity created with another property in your name? Appreciation, tax benefits, principal pay down all make the $50 gap much easier to digest.

Hey Gabriel, congrats on the success so far! 

Multi-family 2-10 unit properties are difficult to find with the current interest rate environment. Managing will be the easy part, it all comes down to how good you can be at finding good deals. If you really want to get aggressive on looking for these properties, I think selecting a market is paramount. That way you can work with one agent, one lender, and one property manager to complete your team. 

If you bounce in between markets, you will get stuck in the analysis paralysis stage and never make any moves. If you think the rates don't make this a wise investment right now, keep doing what you have found to work and build your capital/equity so that you can make a big splash when rates come down slightly in the future.

Hey Collin, there are many factors that come into play when choosing a job that only you are your close circle will be able to analyze. I think you have the right framework of looking for a role where you can learn more about the game and fast track future investments. 

I would try and seek out some mentors in your field, people who have made these same decisions previously. See if they can help you with your questions and path to where you want to be.
