I think an important piece to note is you will not end up at the same destination with both approaches. By acquiring more properties, you will create larger amounts of wealth diversified amongst several properties through leverage and appreciation. By removing risk, you create safety but the snowball does not go as quickly down the hill.

Hey James, there is a rent estimator under the tools section of the BP website. If you can't find it let me know. It is a good starting point if you are trying to build out rental comps in the area and then you want to dive into each property to see if they match the same criteria of your target property.

@Farooq K. you could acquire a property and self manage it as a short term rental. With this strategy you could do a cost segregation study and write it off against your W2 income. I would be hesitant if you don't have any passion for real estate investing but you might just need to find the right strategy that will get you a little more excited. @Sabrina Savillo - You have a good problem, a problem that will put you in a good spot with either choice. Selling and then buying two new properties will increase your overall risk but have the likely better return in a longer time horizon. I think there are other options at play with a potential cash out refi, acquiring a 2nd property while keeping the 1st, or even selling to acquire a 2-4 unit property instead of single family.

Hey Rodney, some of my clients this year are purchasing single family homes and then dividing the house into multiple units for cash flow. This has worked well from a cash on cash return. BRRRR can work but you need to buy off market in order to see this strategy be effective.
