I prefer San Tan Valley. Queen Creek has been booming the last few years and San Tan Valley will continue to see dramatic growth over the next decade. Plus, it is a very family driven demographic which leads to tenants staying in properties longer.

 Some rental properties do become liabilities instead of assets. It's important to understand if this can be corrected or if you are putting off the decision to lose the liability which only costs you more time and money. Talk to other investors and RE professionals and get their input so you can make a well informed decision.

 Seems like something is off but hard to know what specifically without more details. I would see how your PM company is following up with leads and what their qualification restrictions are for the property. If you truly feel it is priced well and there are no property defects, then you shouldn't have no hits.

Hey Shawn, I'm assuming that at the $50 level for HOA monthly dues the HOA would not be that restrictive for different rental strategies. What I can assume is most AZ HOA's don't allow building new structures above the height of the exterior block walls. This would prevent you from building an ADU or guest house. Trying to go no HOA would be your best bet if you really wanted to puruse this strategy.

Not many houses with spectacular views in the Phoenix area. I would go with your gut on which home you would rather live in. Both will treat you well over the long term.

Putting 40% down and taking on less leverage improves your cash flow and protects you with equity. If you speak with an investor friendly lender they can give you the rough numbers on what the best percentage is to put down from a conventional lending perspective. I like putting down a larger down payment right now to protect yourself with better cash flow.
