I might be very wrong here, but entry point into the local properties in phoenix metro seems to be very high which makes cash on cash return seems to be very low or difficult. 

Thats why I was considering markets which might have lower barrier to entry probably capped at about 300k 


 Anything can cash flow depending on how much you put as a down payment. Barrier to entry is higher but that can make the appreciation more lucrative than other states in the midwest. I always think about it this way, if you are buying cheap houses it is because people don't want them and don't want to live in that location. Sure your rental numbers might be better for your cash on cash, but the difference between 4% appreciation and 2% appreciation over 10 years will have a MUCH bigger impact on your investment return.

You might have to sacrifice your plan right now but have an agreed exit strategy to get you out of it in a year or two.

Moving forward, be very careful who you partner with and where they are at in life. Some ideas seem great at the time but life changes can quickly derail your goals. Real Estate investing is never easy and you will come out better after this situation for the future.

Hey Jimmy, let me connect you with my mortgage broker. We can get you a lower rate at a cheaper cost than Wells Fargo. I would also agree to get your taxes done so you can take advantage of only putting 3% down on your home purchase.

Hey Jason, my clients find properties that cash flow. Some more down more cash, others get creative with rental strategies. Ultimately it just depends on how much capital you have and how much sweat equity you are willing to take on.
