Hey Tom, no matter what I would have a real estate lawyer look over this before you purchase the property. Although the forum input can be helpful, you need to have proper legal precautions in place rather than opinion.

Hey David, I would probably rent as a long term rental. Unless you have experience in the MTR space, or want to invest your time into learning, you are better off renting to a long term tenants. MTR's are very competitive in Phoenix and even experienced investors in the space are struggling to find tenants right now.

@Nithin Kumar I would evaluate North Phoenix. I have helped several investors recently acquire single family homes around the $400K price point that rent in the $2,200-$2,350 range. You get some of the strongest rent demand in the Phoenix area being closer to downtown, and then you position yourself for the upside of the growing North Phoenix economy with TSMC and other economic developments.

For your first one don't bite off more then you can chew. I see this pretty commonly in Phoenix as there already will be obstacles you didn't plan for along the way. I have many clients buying the older homes in North Phoenix near the north 101 as they are 20-30 years old, in need of updates, but also are poised for the long term growth from TSMC and other business/economic activity in the area.

I would try and sell it with the house first, many investors are interested in acquiring STR's fully furnished and you can get additional cash at closing for the house to be purchased As-Is. If this doesn't work, then I would look at hiring a company.

I would set up a family trust, if you have a ton of equity maybe you refi the properties into an LLC but if you are locked in with lower rates then I wouldn't touch the ownership piece yet.
