NC usually provides better cash flow and Phoenix is characterized for stronger appreciation than NC. I know more about Phoenix living locally but I hear good things about NC especially from east coast investors. I know a lender that can help with both states that does investment lending for very cheap, it would be worth a connection as you look to build out your team no matter what you decide.

It can be feasible, you are probably going to have more of a 75/25 LTR split due to demand. You would need to be in a higher travelled area of the Phoenix valley (Tempe, Scottsdale, some parts of Phoenix). Shoot me a message if you want to chat more about it.

I would advertise it anywhere and everywhere. Utilize any hospitals and insurance companies that are willing to take your call. Is the backup to use it as an STR during these months?

What up Daniel! You should definitely transfer your RE license and side hustle with it while you work as an engineer. I do some meetups out in Mesa and if you have any RE questions on how to get going then just reach out!
