I would look for a 5 bedroom if it is within your budget. Helps you stand apart from similar 4 bedroom homes and if you choose to pursue a rent by the room strategy in can create additional cash flow.

Hey Jimmy, sellers will always list high and rarely do buyers offer at list price which is why so many properties sell under the list price. Only in the crazy late 2020-2021 market was it different when homes frequently went over asking price. This isn't a panic seller scenario, instead it is the normal nature of buying and selling.

Hey Drew, this home won't rent for $3,165 per month as stated in a previous response. 

Why would you be going hard money and not conventionally financed? This would be cheaper and a better interest rate.

If you want to talk through specific on the deal I am more than happy to but I think it would be easier by phone as there are always many details to talk through with each property.

Hi Natalie, MTR's do seem to be struggling if that is the only focus for a property. Most of my client's combine doing short term and mid term rental strategies with their Arizona properties. 

I have talked with a few MTR specific investors recently who are transitioning their properties to long term rentals because they are sitting vacant. You can use the Bigger Pockets management finder tool to look up MTR management companies in the area and then I have a few recs I can provide if you are interested.
