Is the property already occupied at $2K a month or is that the projected rent?

Also, I would think there are other DSCR options out there that might not require you to bring so much cash to the closing table.

Hey Juliette, I'd do a refi now on both where you pay $0 out of pocket and lower the payments. If rates keep going down you can do it again in 6 months. If you want info on a lender who does this shoot me a message. I have had several of my clients do it this year.

Remove the commission (Or just make it very small) and have the rest negotiated into the deal with the seller. This way it is a non-issue.

If you want to stay in your house, then your only option would be to leverage equity which will probably be in the 8-10% interest rate range.

Not knowing the entire situation, I think you could consider downsizing and then using the proceeds to buy a 2-4 unit property and start making $40-75K right away with still no debt. 

No perfect answer on this one as it will require some sort of sacrifice, just depends on what sacrifice you want to make.

It sounds like you are already leaning towards selling the duplexes so you can retire and have cash on hand. If this is the biggest positive potential change for your life then I would do it. At some point you buy and fix up real estate to eventually sell it and live the life you desire.

One piece I would make sure to consider is the current condition and rents for the duplexes before you put them on the market. This will help you secure the highest market value for the properties.

Hey @Abriauna Garcia! Property management might be a good fit considering your customer service background and they generally have entry level rolls that are in that salary range. They will likely require you obtain your real estate license, but since you are open to pursuing further education then it might work well. I checked and my brokerage is hiring for a PM role right now so happy to make the introduction if you are interested.
