Being a real estate forum everyone will tell you to hold forever and keep renting it out. I own real estate investments and I own other asset classes like stock, crypto, etc. and there are pros and cons to all of them.

I will say there is nothing wrong with selling your property and utilizing the cash elsewhere. At some point, everyone wants cash to start a business, buy your dream home, or go on an incredible vacation with your family. I don't think those are bad things and sometimes the personal decision for your ideal life outweighs the "conventional hold forever" decision.

You have options, that's the best place you can be. Now focus on what you, not what the real estate investment community, want to do after you educate yourself on both sides.

If you are interested in selling, I know plenty of individuals looking for a similar home in the Scottsdale area as an investment property and I think you could get a great return right now.

It is a common concern, I think if you are writing competitive offers then you can request a discount. If they are low balls then usually you are asking someone to work for free as the fix and flip landscape is competitive for a low pay out. Many investors do end up getting their own license because of this, others don't want the liability and extra work. Broker fees are also in the 10-20% range not $500 which makes a little bit of a difference.

I do it all out here as an agent, lender, and investor so I see every angle. Agent concerns are common but agents have just as many reservations about investors. That's why it's important to be confident in your team so you feel like everyone is working together towards a common goal (good investment for you, agent gets paid for their support).

Hey @Asim G., I agree this is happening with more and more property managers. It feels like everything in life now has a 2-3% admin fee lol. 

I have a few PM companies I work with in the Phoenix area, I don't know if they all do the admin fee but I can help you find out that info if you are interested in chatting with them.

Hey Nithin, one of my client's closes today on a next gen home that they plan on renting out the separate unit. It's not quite as easy as renting out two sides of a duplex, but with the right marketing and management you could rent out the extra unit to supplement the mortgage payment.
