For your first home, I'd be an advocate of you putting only 3-5% down and using the rest of your cash elsewhere. Sure your payment will be a little higher, but if you buy an affordable home then you will be fine. 

Now that you have an extra 20-25K still, you can continue to pursue other investments in yourself, real estate, or even other businesses depending on the path you want to take.


I would say look for a property in a desirable area, has good rent potential, and doesn't require you to drive far to your school/job.


So many more little adjustments you can make but the most important part is getting a property in your name, keeping as much cash to give you future options.

If you want to stay in Phoenix, house hacking might be difficult with one full time income in that range unless you can tolerate living in a rougher area.

I would look for a standard starter home, maybe even a condo or townhome, this way you can keep some cash on hand and hold onto the property for the longterm. Once you have two full time incomes, you can move into a different property, maybe a multi-family property, and grow your portfolio.

I think a big component of finding a primary home is you want it to be a nice home. Long term any real estate will make you wealthy, so don't make a decision that makes you or others living with you miserable because you chose a duplex in a bad area of town when you could have a nice townhome in a good community.

Hey Michael, have you thought about Phoenix? Growing appreciation market and there is not surplus supply of multi-family properties which only boost values.

Hey Anya, I help out with a MTR in Gilbert which would be a similar market. We get lots of traffic through Zillow for our listing as a furnished rental. You just have to be flexible and find the right rate which will be based off demand.

I think you should take the leap and buy it. If you have concerns about your reserves, consider finding a partner who can help with the financial impact. This way you can acquire the property while also having others to shoulder the financial burden on day 1.

I don't see any issue with vacancy for 1/1 units. Make sure you have a good understanding of the market rents and how quickly you should pivot if you can't secure rent at this amount. Then trust the numbers that you have build out for the rest of the deal.

To find the quality of person you need, you probably need to pay a higher price tag to enter the groups/masterminds with this type of individual. Go out look for options that you didn't consider before because they were to expensive at the time. This is one of the fastest ways to propel your network growth.

You need to consult a professional and have them come take a look. I wouldn't go off any other opinion from online photos as that can be costly.
