Usually in the 10-15% range. Depends on the client and the scope of management.

Measure the opportunity cost. Right now tying up your money for the next several years could bring minimal passive income for the entry price.

Hey Karina,

Buying new construction is usually less risky but you are paying a premium for the freshness of the property. I would be surprised if any new construction would be open to seller financing as I have never seen that before.

You should anticipate paying 10-30% down in today's market for the numbers to start to make financial sense for your investment. 


I think 2-4 unit properties might be an easier jump from single family because you can still utilize traditional financing along with seller financing.

Hey Eric, have you considered the Phoenix market? I have worked with investors who have acquired small multifamily properties and utilize STR's for all units so they also can do a cost segregation to minimize their tax bill. I know you posted this awhile ago but with still some time left in the year, I thought I would reach out and see if you already completed your investment acquisition.

I would do a simplified lease, these tenants are ideal for your property so you don't want to create more obstacles that impact their decision to stay with you. I would do monthly cleanings to prevent build up and bigger issues.

Hey Maytal, I am seeing decent 5-10 unit properties pop up in Kansas City which is promising for both cash flow and appreciation. I would say Phoenix is always a strong market but cap rates are difficult so you would need to focus on appreciation over the next 3-7 years. Have you considered any STR's because I know many investors buying recently who are generating strong cash flow in the AZ market.

Hey Beena, if you are looking for small multi-family properties then the MLS is the way to go. If you are looking for larger properties, you are best off trying to go direct to seller because once they hit websites like LoopNet, the cap rates are very difficult to make work.

Hey Christina, the best direction from your interest would be a STR. For those stuck in the analysis paralysis stage, you need to find someone who is currently investing in the same real estate niche as you desire. Talk with them, here how they are doing, and build up your confidence that you can follow their footsteps.

My other piece of advice would be to not over leverage yourself. Put down a larger down payment if the risk is going to keep you up at night. The goal of your first investment property is to lead you to future investment properties, not to scare you away from investing further.
