Hey Nik, if you go to the forum section for your state/city, try and connect with those who are in the space through Bigger Pockets. Sometimes you have to create the meetup yourself by reaching out directly to other investors and real estate professionals.

Hey Chris, I wouldn't put the capital into an extensive renovation of your current residence since you are already cash flowing nicely. The marginal increase in the rent numbers you shared does not seem worth the capital and headache of handling that reno. You can always conduct the reno later when you plan to sell the property or want an even larger boost in rental rate. Otherwise, I think your plan sounds good. 


The hinge piece will be how much you want to spend on your next property like you said, and the way you want to go about finding that property. PM me if you want to talk further on how to find properties under LTV.

Hey Eric, definitely find a buyers agent. The seller pays for the buyers agent commission so it is a no brainer. You are better protected and have an ally through the process. I think asking the seller's agent to represent you would be a conflict of interest that is unnecessary for you to take on. If you need me to find you a good realtor in your area shoot me a message.

I like it if you come across one of these systems cheaply or even for free. I know from personal use that they break easily and frequently. Might not be worth the up front cash when it will see heavy wear and tear.

Hey Amy, I would get around local investors and talk about it face to face. You might not find a buyer there directly, but ask each person you meet if they know of anyone who might be interested in your listing.

Hey Zach, I understand the frustration. There are still a good amount of buyers of small multifamily because they can afford the longer time horizon with their investment. If you can't compete with the returns, then you will have to aggressively find deals direct to seller that meet your cash flow requirements. 

I don't hate the idea of a live and flip/house hack duplex purchase in your position. Less leverage than a quad and it might get you in the game depending on your current situation.

Hey Scott, states in the Midwest and south are usually geared towards cash flow over appreciation. I know Kansas City has a decent amount of multi family properties that provide cash flow and are priming for appreciation. Your property taxes and insurance is most likely off. Google calculator isn't right about this which is why I go off local tax records from the MLS. Utilities are $250 monthly for the property owner (shown in proforma docs provided by the seller). I am not saying it is a slam dunk, if you want safe go buy a $400k single family home or put your money in a money market fund and don't take on any leverage. Just give your client their options and let them decide the risk they want to take on for the future payout.
