Hey Khushbu, place it on Furnished Finder, Airbnb, and Zillow. All provide opportunities for this tenant population to find your listing. Usually, one of these platforms turns out to provide the highest conversion in your market and property type.

Pursue house hacking for your first property. Either multi family or single family and rent by the room to people you know. Also, I would find a way to make money in the real estate industry that grows your earning potential, knowledge, and relationships. Above all, work as hard and smart as you can because that is what it will take to achieve financial freedom.

Hey Andrea, build up the war chest and be ready for any problem that might arise with your property. After that, trust your gut on the best move for you. There is no right or wrong answer here just different preferences.

Residential growth leads to commercial growth which leads to increased values. Be better than your competition and then you will be just fine.

Overall this a proven and valuable investment class. However, with higher list prices comes more risk that some people are not properly taking into account. You can't compromise on your numbers in this investment class.

This is correct but you are going to have major cash flow concerns at only putting 5% down in this market.

If you are going through the process of a customer-drafted rental agreement instead of using a standard agreement for your tenants, I would purchase and draft a new one for each property. Better protection as stated above.

If you use the ring doorbell, advertise this in your listing if you are sharing access. Tenants appreciate the safety and upgraded technology in their rentals.

Hey Brent, good questions. If the property owner is set on handling all of the potential tenant screening and applications, I would not move forward with the arbitrage. It doesn't make sense for the owner to have this control. They could decline every potential applicant and then you are stuck paying for both units.

Protect yourself by having full control of the tenant sublease process, or I would not move forward with the other unit.
