Hey @Lynn Wong, San Tan Valley is a strong long term rental market with growing infrastructure that appeals to families looking to buy or rent. With your budget, you can find a property that is less than 20 years old in a neighborhood with highly rated schools. Cash flow will still be difficult at this price point but with a large enough down payment, you will be able to make the numbers work.  Hey Angelica, insurance companies will look for temporary housing depending on a housing claim that they are working through. For example, if a family is displaced due to extensive water damage that will take a few months to repair, the insurance company will then look to find temporary housing for their customer/displaced family. Often, these insurance companies are able to pay a higher rate and desire a nice property to ensure they keep their customer happy as they go through an extensive claim.

I have had insurance companies reach out to me through my MTR listing on Zillow. I would list your property on Zillow's platform and have some of these companies reach out to you directly.

Be patient. No need to rush into any decision. If you want to expand your portfolio then leverage the net amount into another property, if you want to maintain and improve what you already have then consider using the money elsewhere. $100K is a great amount to start a business as well.

Just for one unit. I would run the numbers on using the office space as a bedroom or keeping it as is.

Make sure if you go the MTR route to advertise on Zillow as well as furnished finder. Increase your tenant pool and target more than just travel nurses.

In the Phoenix area we are seeing high demand, once you find the right price point then you will see consistent interest.

If you wait until every piece of information is available, then you are to late on the opportunity. You already have the knowledge now put it into practice.

With a larger company you can charge more which is worth it for the risk. A healthcare employee is the ideal tenant and with a company handling the liability, I would be optimistic.

Hi Christine, start marketing your properties as furnished MTR rentals and see if their is demand. There is no other way to get confirmation unless you start marketing on Zillow, Airbnb, and Furnished Finder. You do not have to say yes to anyone, but use this simply as a guideline to determine profitability in your market.
