What amenities have you found to provide the most value to your MTR property? Here in Arizona, a private pool draws a majority of MTR tenant interest, but curious if there are different amenities that you have found valuable in attracting quality tenants?

Hey @Maria W., one other idea is you could list the whole house on Zillow for free as a furnished rental and gage interest at different price points. I find most of my MTR tenants through Zillow and you can easily change the monthly rate to see how it impacts demand. 

If you are able to rent the whole house for a monthly rate of $5,500, it might be more advantageous if you do not want the tenant turnover headache.

Hey Dany, try posting your furnished rental on Zillow. This is a free platform and a majority of renters go to platforms like Zillow rather than Furnished Finder because of their familiarity with the website. I have an MTR listed on Zillow and receive many inquiries from insurance companies, corporate relocators, and families looking for a vacation.

Proximity is important, but so is freedom. It will depend on your city and mid term tenant. Why do you ask? Are you looking at a property that tailors to not needing a vehicle?

I don't purchase them because I don't think they are worth the value. I would consider it if I did not have enough capital to cover larger cap ex expenses but otherwise I would pass.

Forget the mortgage, your own business that will bring in $150K is worth pursuing over a job. My guess is you can likely grow that business to bring in even more annually. Sure conventional loans favor W2 jobs, but when you are pursuing financial freedom, owning and growing your business is more valuable than obtaining a mortgage right now.

Go in with a game plan so you aren't overwhelmed by the environment. Have a set number of people you want to meet and exchange contact info, have a plan for following up and continuing to build those relationships, have tangible goals you can share with everyone you meet.

I use them personally and have had good success this year. Spent $10k so far and it has led to 3 deals with $60K in commissions. The competition is high and you do receive some bad leads, but if you have the time and capital it is worth the investment.
