I would consider backing out. Even though they wanted you to buy it "as is", they are going to have a very difficult time selling to anyone else as well now. I'd go back and ask to be heavily compensated to continue with the deal, you never know how they will respond. If they won't do anything, then I think you have your answer.

@Jonathan Bebey I agree with the points listed above. I just went through this decision and went townhome in July. Cheaper price point and no yard maintenance were the deciding factors. Plus I still have access to a community pool, hot tub, and neighborhood parks. I don't know about you, but the thought of a taking care of a pool and landscaping in the AZ summer were not appealing. 


I do think a single family home has other benefits like more bedrooms and potentially more space. It all depends on what you want and then going for it. Either decision will benefit you long term.

 You can go the condo route at a much cheaper price point, I also see multiple single family homes listed under $600K with a private pool in Scottsdale on the market. Ex) 12030 N 111TH WAY, Scottsdale, AZ 85259.

Both are good options. All depends on if the property carries STR demand. Air DNA shows similar statistics but half the total supply of STR's in Peoria compared to Mesa. Weather, baseball spring training, and proximity to Phoenix create demand for both markets in Arizona.

It could use some cosmetic upgrades over the next two years but nothing major, we are thinking Air B and B down the road as the plan is to hold for the long term. #2 is the goal for the rest of the year! I see you purchased the tri-plex in Casa Grande, I have been interested in that market for my next investment opportunity. How do you feel about that market?

We are almost half way through the calendar year! Anybody already accomplish their goals (Real estate or others) that they set at the beginning of the year?


Today I close on my first property which was one of my goals for this year. Would love to hear about how others are winning out here in AZ!
