I don't think there is a big difference between the two areas, I personally like the Desert Ridge Aviano area but I think finding the right house between either area is a good approach. I would much rather get a mountain view price permitting, simply put there is less supply of mountain view homes than flat lots and scarcity will increase demand down the road if you decide to sell.

Hey Matt! Love the strategy, I think you should stay committed to a 4 bedroom property to give yourself 3 potential tenants to cover the mortgage and expenses. In Phoenix and Glendale, this gives you 6 properties on the market with a pool and in your price range right now. There are so few that I think you can look at them individually as they come on the market if you are committed to this buy box and then analyze that specific neighborhood.

Hey Jordyn, the strong markets you are referring to still have plenty of opportunity. I wouldn't say it is easy, but by adding value to a property or putting more money down, you can still own a cash flowing SFR.

I agree with the above statement, with such strong cash flow I assume you have some equity in those properties that you could tap into and scale.
