Hey Danny, I would speak with a lender and talk through the specifics of what you can qualify for right now. If your job change can happen right now, I would switch so long as you receive another W2 from this new job.

Sounds like you do pretty well in your current career but I would be investing your income in real estate in some capacity. Even if your current gig is what is creating the most income, you can increase it further through real estate and create generational wealth.

Hey Jacob, have you looked into small multifamily out of state? Lower barrier to entry and easier way to acquire more doors. You will still need to gather more capital but that will be for any property that you don't want to make a primary.

Househack. Either small multi-family or rent a room with your primary residence. If that isn't appealing then using the money to invest in yourself.

I think you should commit to trying to make one connection per day with someone already involved in your local Real Estate market. Investors, lenders, agents, contractors etc. Imagine the network you can create in your local area if you accomplished this goal of one connection per day.

Depends on your goal but if you can profit renting the home then I would go that route. If you want your cash again to do another flip or something else than I understand the desire to sell. I would get your numbers squared away first on how much you can rent the property for right now and then make a decision. If you need assistance with this piece let me know.

It is difficult to prove they were aware prior to the inspection, I would back out since their is no budge from the sellers. If you want to talk through this more shoot me a private message.
