Hi everyone, just curious if there are any websites around that detail trends in the market (e.g. historical sales over a period of time, # of active listings year on year, # of listings sold year on year). I found an app that does this just for the NYC market but curious if there are any other sites beyond Zillow/Trulia that do this as well. Thanks!

Hi everyone, just curious about something here. I have heard others discuss how to acquire RE investments using as little money down as possible. It seems to me that the key to being a good RE investor who can grow their business essentially means they know how to (a) acquire leverage and (b) manage it properly. This has made me wonder about just how high DTI ratios are. Doing a bit of research I've looked up a few popular REITs and noted that those DTI ratios are within a range of 45% - 80%. So just curious, what DTI ratios do people here maintain? How do you get comfortable with it's size? I know there's no solid, rule of thumb, but I'm curious as to everyone's thought process and strategies. Thanks!

Just attended the introductory two hour seminar the other day actually. I signed up for the three day seminar, but from what I've gathered from other posters here, it seems that they make a big push for more afterward. I'd say take what you can get out of the three day seminars and any free e-books they offer. The rest is likely information you can find right here on BP.

 @Paul Timmins Thanks, appreciate the feedback, I'll check out those links. I hadn't realized there was a BP UBG for wholesaling, that looks quite helpful! Also havent thought of the school housing, interesting point.

Hi everyone, first time joiner here on bigger pockets. Looking to get started in real estate investing and really just trying to develop a strategy right now (i.e. what type of strategy to start with, where to find properties). I'm just spending much of my time reading books, articles and listening to the BP podcast right now before I dive in. Thinking about possibly getting started with wholesaling, but not quite sure yet. Seems quite difficult to find anything near the NYC area. Any advice for a newbie like myself is certainly much appreciated!
