My understanding is that FHA loans can only be done once, but you could inquire about FNMA Homestyle loans. They require minimum 5% down and I think they don't limit you to your primary residence.

Hi everyone, I am looking to rent out a commercial property to a corporate retail chain. Just wondering how go about pricing out monthly rental rates when doing this. I've checked out LoopNet for similar rentals in the area and surrounding areas. If anyone could share some tips it would be much help! Also, if anyone can offer any tips/advice from experiences with commercial rentals that would be awesome as well! Thanks in advance!

Hi everyone thank you so much for the replies! Percy N. I'm looking to cash flow first and hold for appreciation down the road. I'm hoping to find somewhere between 10-13% return on cash, but haven't worked out enough theoretical deals to see if that's realistic or not. Paulette Midgette very interesting, that's actually what I was hoping to find out about Philly. In NYC apartments don't stay vacant very long at all, so I was hoping to find something similar to that with Philly. May I ask is you current condo a 1 bed? Id like to find something under the $200k range. I'm thinking about a studio or a smaller one bedroom. I've seen a few listings on Trulia in the Rittenhouse area. Thinking that could work, but certainly want to take a drive around town one of these days as well.

Hi guys, really appreciate the feedback! I took a drive around the area during Memorial Day weekend and saw that there were a few multifams in the Blackstone and Wayland areas (hope I got the names right). Could you guys shed some light on the average rent and property tax for a two/three fam?

Can anyone share thoughts on ideal starter properties? I'm in the NY area and it seems to make anything work out I'd have to look a few hours away from the city. I'm thinking about the Philadelphia or Rhode Island area and considering condos. Any insight would be much appreciated. Is it wiser to aim for lower cost condors or less expensive multifams?

Hi, can anyone share thoughts/experiences on owning and renting out condos in the Philadelphia area? Curious if anyone can share info on neighborhoods, average property taxes, etc. I see that there are some studio condos available and average rental prices seem to be able to cover expenses. Any insight is much appreciated!

According to US Census Bureau, it looks like Lackawanna County overall has experienced a slight decline in overall population - 7/1/15: 211,917 v 7/1/14: 212,719.  However looks like Scranton has seen a slight increase - 7/1/15: 77,118 v 7/1/14: 75,281. You can always get comparative info direct from census.gov, there are also population projections available as well if they state provides them I believe. Hope this helps!
