I recently just got my license for salesperson in PA. In my opinion, there's only so much you can study. What helped me is when I took the test and came across each question, if I didn't know the answer within 30 seconds I moved on to the next question and I kept circling the exam. If you focus on one question for more than a minute or minute and a half your going to burn yourself out early. Also, DO NOT answer the first 5 questions until the very end. They stick the hard questions for the first 5 to throw you off, and another big tip is save ALL your math questions until the end. It takes your brain a few minutes to switch from answering a regular question to math mode. This was all advice given to me so I am passing it on. Good Luck! Any questions feel free to ask.

Hello BP world,
I have a few questions on the details of a wholesale contract. I am familiar with the basics of the wholesaling process.
Say for example you find a seller who wants to sell his property for 25k. Do I always have to buy that property to sell it for say 30k and make 5k as a wholesale fee? Are there clauses I can put in a contract to where I don't have to buy this house first?
My main question here is how to structure the deal along with the contract.
Any and all answers will be very helpful to me.

My partner and I are at the point where we are looking for our first investment property. We are having some confusion on how to assess rental rates in the areas we are looking in. Are there any websites to check on rental rates in a certain area? If not, how do you determine at what you set your rental rate at?

Hello BiggerPockets world,
This is my first blog on this site. I have been actively searching this site for a few months now and I believe this is the best tool for real estate investing, good job Josh!
Currently I am going into business with a partner. We have been studying for months and educating ourselves and we are very excited to dive into investing.
I just wanted to see if I can get some feedback from anyone on here that is in the Pittsburgh market. This is the market my partner and I will begin to invest. Any tips or advice? Any feedback on advice for beginners will also be appreciated. We are trying to network with as many people as we can. The one thing I am noticing about the real estate business is that everyone seems to want to help everyone out instead of creating a war for their own business.
