I am not sure if he works in your area of the state, but Edward has been answering a lot of questions for people on bigger pockets. I haven't used him, but he seems to know what he is talking about and he has a good amount of experience.

I agree with starting the eviction process. I would call the tenant and tell her that you are starting the eviction process and that if she pays the rent you can stop it. Offer to go over and pick up another check from her and she can cancel the one she "sent" to you.
I believe in CT, the eviction process cannot start until after the 9 day grace period.

I would agree that 2% is difficult outside of a city area, but it is not impossible. You need to keep looking. Try looking for off market deals. Drive around the area you want to invest in and look for houses that need work and find out who owns them.
Why do you want to stay out of the city? That is where most of the multi-families will be and the better likelihood of reaching 2%. Are you looking for a multi-family or a single family?

Can you provide some more information about your house and your policy? I have a couple of four families in New London and my insurance is 4k. They have the rebuild cost to be 400k.
I am wondering why there is such a large discrepancy in price.

You can also go online. I have an alert set up with Hubzu, an online auction company, that sends me auctions in CT. I just got an email and there was one listed in Norwalk and I thought of you. The link to that house is below. You can use it to get to the site and sign up. There is also Auction.com you try.

Hey Nakita,
I believe most of the auctions in the state are actually held at the property that is being auctioned.
Here is a link to the jud.ct.gov website where you can find the information about upcoming auctions in the towns in CT.
