@Jason Arcuri I haven't really tried paying them to move out. Maybe I am too proud, but I don't like the feeling of paying someone to being taken advantage of and I feel like they need to have it in their record, because for whatever reason, they didn't have it in their record before me, at least not that I was privy to. I haven't tried getting a lawyer to scare them out. How much does that normally cost you?

Yeah, that's why tenant screening is a must. That and having cash reserves in case something happens.
Not sure how much it would all cost or how long it would take if I hired a lawyer.

I have always kept the security deposit for unpaid rent but the tenant class I work with I only take one month security. I should probably be asking for two months worth of SD but not sure how many people in C area can afford $2400 to move in. I have never tried suing for back rent or attorney expenses because you can't get blood from a rock. I have never paid a lawyer to do the eviction. I have heard they may be able to scare the people into moving out quickly. In short, evictions cost me about ,3 or 4 months rent with the tenant not paying and the vacancy between them and the new tenant. Also there are court costs and whatever rehab is needed after the tenant is gone.

The quickest I have gotten someone out in CT for an eviction has been two months. The longest has been three and a half months.
Not sure of the time frame in RI.

Go to jud.ct.gov. click on public. Click on case lookup. Search the address and see if there is anything there. If there's a complaint, you can get an idea of how much they are being foreclosed on for the property. You could also Google the town name and land records to see if the town has the records available on the internet. Good luck!

I second @Jaysen Medhurst I don't see a reason why you wouldn't qualify for a conventional loan. If you can't, maybe you have built up some equity in the homes you have purchase already that you can get some equity out of.

@Mark Skaff Just set up the meeting for January on the 22nd at 6 at the Groton Public Library in meeting room 4. @Bill Couture is going to come to the meeting and discuss financing.
