I have bought 4 buy and holds and one flip. The buy and holds were on the MLS and the flip may have been but I got it through the auction site Hubzu.

I don't know any wholesalers who actually wholesale. I have met a lot of people who want to be and I have given them my information, but I haven't gotten any leads from them.

I am investing in New London county. I bought two properties in the early recovery stage so I was able to get the numbers to work. My last two buy and holds , I offered prices that made sense to me but were well below asking. You need to make sure you are running the numbers correctly and offer based on what you think the property is worth. You will get rejected but just keep making them. Also, you could try auction websites. If you are planning on house hacking you can look at homepath.com and homesteps.com. Owner occupied gets first dibs during the first 20 or so days of the listing. This gives you an edge over non owner occupied investors. Yeah, @Michael Ablan is right that you put yourself in a bad situation for refinancing, but I wouldn't stop looking. Keep calling all your local banks. Create a business plan, document how you are making all your money, make a presentation of yourself and business. Put everything together to make you, your business, your house and everything as great as you can. Show the lenders why it makes sense to lend to you. You will find someone who will lend to you.

Hey David, there are lots of people on here that invest in CT. I'm not in the Hartford area, but @Scott Hollister hosts a meetup in Manchester. There are definitely places to buy to make money in CT. You need to make sure you do research on investment areas and learn from other people's mistakes so you don't make your own. Feel free to ask me any questions you have and I can give you what I know.

Hello Everyone,

I am looking  into a property that has a few buildings on it. One of the buildings is a marina with 50 boat slips that are rented out.

Has anyone dealt with these before? I have never rented a boat slip. I'm trying to come up with expenses and downfalls.

Thanks for the information.

I recently spoke to an insurance broker and he was saying there are two different types of umbrella policies: personal and commercial.

What is your take on the two different types of umbrella policies? I have four rental properties and my personal residence.
