Our market was devastated during the crash and was one of the top in the country for foreclosures. The team I was on did 400 sides in 2008 alone. Denver seemed to have rocketed out of it better than most, so that might be what you were seeing.

Hedge funds are buying here again, so the big money is betting on Denver. You could look at some of the hard money lenders that could help you move the properties off your DTIs and on to an LLC or something similar. Once you get on the other side of the new build, maybe you can refi out into something more traditional.

Kitchen, few baths, doors/trim, paint, flooring, major mechanical, windows, possibly roof and landscaping. Some lite structure.

A home that size is anywhere from $75k-$125k to rehab depending on finished.

Lowballing in this market is a waste of everyone's time. Hire an agent to work on your behalf if you want a remote chance. I know wholesalers offering 85% of ARV and aren't even getting calls back.

Post it up on go section 8 dot com. The lease is signed like a normal tenant. It's easy. The one tip I have is to see how long they were with their previous landlord. If they change every year, then I'd be cautious. If they were in their previous place for a few years, then you probably found a good one.
