Up your pay. It's a common issue here, and I assume everywhere. 

Denver needs to get their building department operating correctly before making this kind of endeavor.

Duplex in that area would be around $500k. Is that garage useable? There is a tree blocking street view, so I can't get a good look at the front.

Check with a conventional lender. Not too many are lending on condos as investments right now.

Those are pre-foreclosures because it's prior to the sales date. You won't find data about foreclosures prior to the county filing their paperwork. I've searched for that, people behind on payments, and cannot access that data.

Who is your heloc with? Elevations CU will go up to 90% LTV, so you could boost up your options. You need cash or hard money if you are going to compete with other flippers in this market.

UNLESS you can find a place at is off market. Leverage your network to see if anyone you know is selling. Then evaluate that property as you could either flip or hold.
