I use costfund or the note shop depending on the deal. I've been using private money lately too, but you'll have to build those relationships.

Rate and term can refi almost immediately. I've done it quite a bit.

Call those guys and talk to them. Initial call is free. They are the largest eviction firm in Colorado. Their site has all the forms, etc. Do what they say to a T or you're just wasting time.

I always recommend permits. However I don't think Denver will allow you to do what you're trying to do. They won't want to see 2 units there. Make a "man cave" and leave out the range.

Use cash. Wholesalers have been dry lately. Check out accept dot inc here in Denver.

That depends on a LOT of factors. I've seen $180-$300 sqft.
