Had a guy like this rent from a builder about to go under on his $1mln spec house. Guy came with $13k cash, which covered a few months. The builder never got another cent & had to go through eviction. The guy trashed the place & lived there for 6+ months. He was a drug dealer.

Builder didn't care as the bank took it & he pocketed the case.

Check his references, credit, & background.

Talk to your bank about leveraging some of it to purchase property. Take @Aaron Montague 's advice and diversify into retirement or stocks (index funds).

Or goto Vegas & put it all on black;)

@Bryan Hancock How was your experience with the folks at iFunding? What did you think about their process? I saw your other thread on crowdfunding not too long ago. Is there anything that you would like to add to what you said in that thread?

Keller Williams is great for new agents looking for a career in RE, but you definitely pay for it via your split & cap. I did a year with them & got recruited by another broker.

Even though you will do your own deals, you NEED experience. The problem with this business is that the barrier to entry is too low. 90% of agents really don't know what they are doing.

I recommend starting with a place like KW that will mentor, train, etc & then move on when you are ready. By then you will know who is investor friendly etc.

I paid off my wife's car before we bought our new place. It was the only way she could qualify when the rates jumped up last year. We had to show proof from Toyota, and the bank accepted it.

I am a firm believer of having boots on the ground to find deals. Here in Denver, there is too much competition on the MLS.

In Chicago, we look at hundreds of properties a week. We put offers in on a lot of properties and get them accepted via the MLS.
