You are better of joining a local investment club along with cruising this forum. There is a TON of free info out there.

You're wasting your time with the MLS. Sure you might get lucky, but at what cost?

If you want to make money wholesaling, you have to get boots on the ground. Put a real campaign together and go out there and find the deals.

Is this a buy a hold, or a fix and flip? If the latter, then I assume you will cut your commission for the listing and that is to the benefit of the partnership.

E&O insurance, MLS dues, TAXES, splits with broker, marketing, etc are all costs you pay. Maybe figure those costs first, and contribute the left overs or whatever you are comfortable with. Remember your license puts food on your table.

@Bily Elliott How is Tulsa treating you? That is where I am from!

Anyways, have you done a short sale before? Make sure the listing agent is experienced with short sales. If not, then find one who is, and let them negotiate it. Be prepared to wait a while for a response too.

@Roy N. I agree, but when am admittedly afraid of snow when it comes to Manning.

Nice Win Broncos! And my wife won her fantasy football game. The other guy had 1/2 the Broncos offense.

I was worried because last week they predicted snow for the game. But they skies are clear and Peyton is starting to pick a part the KC defense.

The game in arrowhead will be interesting!

Also, the buyer's may have a buyer agency agreement with the Realtor. Depending on what was signed, they may be liable for the commission. Although from what I have read, a threat of a complaint may make the Realtor go away. But that really isn't your problem.

It is agents like this that give us all a bad name...

I would sell it to someone else and avoid the problem.

We send all of our clients to iPlan Group. We don't make any money from recommending them, but they understand our program and are easy to work with. I have a great contact over there if you are interested.

We have worked with some of the ones mentioned in this post, and they have been very frustrating ie slow to work with.

I can't speak for California, but here in Denver MLS access is great for research, etc. The public side of our MLS is very good, almost realtime for new listings, but they can't check solds, etc.

You might check with a few local title companies for lists, but every agent has access to those.

If you want the real deals, you have to get boots on the ground. Networking is also a good way too.

@Ned Carey is right. My brother in law is a CPA who has some real estate clients. Since you already have a relationship with them, you might ask them for tips, etc. I would pick their brain without trying to pick them up as a RE client. Network - Network - Network

Also, check into local investment clubs, etc.
