One of my clients, a doc with substantial debt, was offered a 0 down loan from 2 companies. They had to figure her DTI, like anyone, to qualify for the home.

Try to buy one of the first new builds in a new development. Avoid communities that are already almost built out.

x2 on what @Jeff White said. You'll be in the $450-$500k range. I just looked this morning and we have under 2k active listings!!! It's insane right now. 

You'll want that 3rd bath off of the master for yourself, so I'd look for that. Our market is skyrocketing at the moment, so I recommend jumping in as soon as you can.

1. No - Wait until you get more property and see if you really even like being a landlord. 

2. Yes - You should always hire a CPA unless you just get a W-2 and can do the 1040ez yourself.

My client is closing on a quad here in Denver with an FHA loan next week. It can be done, but you have to hustle to find the right deal. VA would be easier.

I'd push your agent more. I've been writing letters, working my network, etc to find these deals for my people.

Have you seen the prices in the Republic? Are you comfortable with that? Greg Parham  used to do a class at first alliance title (he's an attorney). You might reach out to them.

Do you need investors? Why not just do low down conventional. 15% is too much. You can get hard money lower than that.

Also, be careful using the term in your title. Apparently it's trademarked..... lol.
