You should really speak with a lender first. Being a student with a gig job might make it difficult to qualify for a home without a cosigner. 

The lender will tell you what path you need to qualify. Once you are there, then you can start looking.

I've been finding deals off market and moving them to my clients. They aren't homeruns, but it's rare to get that with multis as the sellers are usually a little more in tune with the market. I'm also using cash to buy properties for my clients and then sell it back to them so they can compete. You can get your multi here, but you have to be aggressive and creative. 

Remember, our inventor is abysmally low, so you might be looking for a while. I see the new multis everyday, so it's slim pickings.

Welcome! I almost did my undergrad in entrepreneurship but switched to finance and real estate. Do you have a job lined up? Depending on the field, you may or may not qualify until you hit the 2 year mark. I always tell transplants to rent here first to get the lay of the land. Then work on finding a place.

Hot is an understatement here in the Denver Metro area. Pure Insanity is more like it. Watch what happens as these post Jan 1 deals start to close in the next week.

You should call the city about that complaint. I'd be careful making investment decisions where one of the main factors in your decision could be removed by the city (at your cost).

Nope. My recommendation is still to speak with your agent. You can escalate to his broker if he doesn't know. That is what you are paying him for!

Do you have great photos? I'd post it online at the higher price. If you don't get any hits, then lower it. CL and FB marketplace are free. You'll get a true sense of the market really quick. 

However, I'd just ask them straight up, yes or no. If they waiver, then I'd tell them thanks for looking and move on. You might just find them coming back around. 

Make sure to get a lease in place!
