Evictions are back on. Call Tschetter Sulzer here in town. They will speak to you for free at first. The forms are on their site. CALL THEM MONDAY. 

Have you made contact with them? You might be able to do cash for keys.

Edit - I'd have them all fill out rental applications so you have their real info, ids, SSN#s, etc.

Technically, the rule is no more than three unrelated people can live in a house together. I don’t think it’s enforced much but play nice with the neighbors, especially when it comes to parking.

The current restriction is two, and the City is looking to bump it to 5.

Welcome! You'll be lucky to find something that comes close to 1%. I'm working on a triplex that is a bit over, but it's VERY rare. You certainly won't find one "on" the market. 2% would be if you bought from 08-12 and still have the property. 

Some local agents tell their clients that they are lucky to cashflow in this market and to bank on appreciation, which is BS. There are deals to be had, but it takes work, especially now. The market is, and has been insane since the covid restrictions relaxed late last summer.

There are 1000s of people house hacking in all sorts of zoning. Denver is also moving to bump the rule up to 5 unrelated. As long as you don't piss off your neighbors, no one will know. If and when the rule gets changed, you'll be in the clear.

We get all our carpet from sloans. They sell factory seconds. They started doing vinyl plank(not 2nds), and they do installs as well. You might give them a call. You have to set an appointment in their showroom. I haven't tried that product out yet, but we've be using their company for 5+ years on all our projects and my personal homes.

Welcome to the site! One of the main rules in investing is diversification. Glad to see you are moving that way. What about getting a place that rents to traveling nurses like yourself? Since you know the business, that could be a great "in" for you. 

If you are going to get involved out here, I'd so it sooner rather than later. Prices are going to shock people over the next several months.

2020 was a good/bad year depending on when you went live with a flip. I saw a ton of good off market deals that myself and my clients took down. You really have to hustle in this town. Avoid the "cattle call" wholesalers as they tend to be a waste of time and a potential trap for new investors. 

Your best bet is to network and find the deals yourself.

I'd say anything in the Cherry Creek school district that fits your price point.
