It depends on the contract. The one's I've seen, the new buyer assumes the role of the original buyer. Hopefully he/she put up some earnest money and not you.

There is a reason why you don't see 100s of people doing this already. There is a lot more to it than you think. I looked into modular building, but even it was too close to pencil out to make sense. Just look at the cost for water... Lumber 3xed in price in 6 months.

Price will determine where you can invest in this town. There is a HUGE difference from Boulder to Aurora. If you want cashflow, then Aurora is probably best.

Why are you limited to SFR? I just looked at a townhome today that would cashflow very well.

Do they have to be quads? I've been seeing a lot of other plexes off market lately along with quads.

If she is your girlfriend, I would caution putting her on title. She can buy her own place and NOT put you on title. If you guys get married later on, then you can add each other.

Forget FirstBank. They are fee heavy and too conservative.

I've got an elevations heloc up to 90% ltv. It was painless. The only issue is that their only location here in the metro area is 120th and sheridan.

I'm doing a large pop top in the highlands, it's similar to a spec I'd say. Do you have the land uc? I've got a good architect and have all the pieces of a team I could share with you.

Are you doing the management and cleaning? $280 seems high for a 1 bed. Do you have a decent amount of comps? My clients up there seem to do well, but they are SFRs.
